Kodiak Property Management offers an accounting only service for condominium corporations. Kodiak has an extensively trained team qualified to manage the financials of condominium corporations, in this service the board and Kodiak work hand in hand. The board will manage the building, all maintenance, vendor contracts, and owner concerns. Kodiak will manage the monthly financial reports, accounts payable, and all owner payments. Please see list below for more details of what Kodiak will handle during this agreement:
- Estoppels – the board will need to provide all necessary documents
- Payables – cheques will be processed once a month
- Condo fees – Kodiak will collect monthly condo fees, and manage with all arrears with board direction
- Audit/Review – Kodiak will send documents to auditor, and answer all related questions
- Budget – a draft budget will be provided to board, and update as needed until approved
- Condo fee increases – Kodiak will prepare all documentation and update in the online accoutning and banking systems
- Financials – financial statements will be provided by the following month end
- AGM – Kodiak will work with the board on duties for the AGM
- Annual return – Kodiak will complete
- Banking – all bank transfers will be completed with board motions
